Where buyers find a home inspector on Google

A buyer with a signed contract has only a few days to get the home checked. When they search Google, Local Services ads, Search ads and the map sit near the top of the results, and we build and run the first two.

Local Services ads charge by the lead. Google lists home inspectors as a Local Services category in the US. You pay for each call or message the ad brings, not for each click. Google builds the ad from your profile and your reviews, and you only hear from people who picked your ad out of the rest.

Search ads charge by the click. In return, you pick the jobs, the towns and the words in the ad, and each click lands on a page you control. An add-on you want to sell more of, like a radon test or a sewer scope, can get its own ad and its own page.

Reviews feed your Local Services rank. Google weighs your stars and your review count when it ranks a Local Services ad. People remember who came out: 41% of the reviews with words on our home service clients' profiles name a person by first name, like the tech or the inspector. So ask for a review when you send the report, while your visit is fresh.

We're a small team in Conway, Arkansas, and we've run Google Ads since May 2016. Home inspection is one of the trades we run Local Services Ads for today. We work with home service businesses across the US by phone and video, so your town doesn't need to be near ours.

Under a house when the phone rings

You're in a crawl space with a flashlight when a buyer calls. They have a signed contract and a few days left, and they're dialing other inspectors too. The call rolls to voicemail, and the next name on their list books the job.

On our home service accounts, half of all Local Services calls came in before noon, when a morning inspector is up in an attic or under a floor. When a caller's first call was missed or ran under 30 seconds, 91% of them didn't call again through the ad within 7 days. So pick one person to hold the phone during inspections, and give them your price sheet.

Price and date on the first call

The typical Local Services call that connected on our home service accounts lasted 95 seconds. That isn't long, so the price has to be ready before the phone rings.

  1. Ask first

When does your inspection period end?

Ask for the deadline before anything else, because it tells you how fast you need to move and which open times will work.

  2. Then

Get the facts that set your price

Ask for the address, the square footage, the year the home went up and whether it sits on a slab or a crawl space, because those four facts set your fee.

  3. Price it

Read it from a sheet by the phone

List your base fee by size, what you add for an older home or a crawl space, and your add-ons. With the sheet in hand, nobody has to say they'll call back.

  4. Book it

    Offer two times

Give the soonest open time and one more, and let the buyer pick. Then name your add-ons in one line, and only the ones you actually do, so nobody books a test you'd have to turn down.

  5. Before you hang up

    Text the agreement

Text the agreement and a payment link while you're still on the call, and stay on until it comes through. Then text the buyer's agent the date and time, with your name and number.

Local Services Ads for home inspectors

In one home inspection account we run, Local Services leads cost $19.28 each over 90 days in spring 2026, and Search leads cost $134.59. That's one account with 11 Search leads, so read it as a direction and not a rule.

That account ran both side by side from March 13 to June 10, 2026, on nearly the same budget: $1,311.37 on Local Services and $1,480.44 on Search. Local Services brought 68 billed leads, while Search brought 11 strict leads, made up of 5 tracked calls from ads and 6 contact forms. Count 2 more imported calls and a Search lead drops to $113.88, and count only the main goal and it rises to $185.06. Our Local Services vs Google Ads study has the full table.

Google screens each business before its ad can run. For home inspectors, its US list names a background check on the business and the owner, a state license, and general liability and professional liability insurance. Google marks each one for select businesses, so your own list can be shorter. We send Google your license and insurance files and flag each one 45 days before it expires, since 71% of the files Google turned down on our accounts had expired.

Google ranks your ad on your bid and your profile. How fast you answer calls and messages counts, and so do your stars, your review count, your photos and the checks you passed. It also turns down any photo that shows a phone number, even one on a truck or a shirt, so we check every photo for a number before it goes up.

Google charges for a call you answer, a voicemail, a message or a booking. It also charges for a missed call in your open hours when the caller holds on for more than 20 seconds, so list only the hours someone picks up. Google didn't charge for 23% of Local Services leads on our home service accounts. For the rest, our system rates every lead you pay for, and a person on our team checks the unclear ones while there's still time to ask for a credit. Google makes the final call on every credit.

Google began moving Local Services campaigns into Google Ads in August 2026, starting with chosen businesses in trades like plumbing and HVAC. More follow in late 2026, and the rest move in 2027. You're still billed only for valid leads after the move, and our Local Services Ads guide covers screening, ranking and setup in the order we do them.

Search ads for the work you want more of

Search lets you pick the searches, write the words people read and send each click to a page about one job. That suits an add-on you want to grow, like radon tests or sewer scopes, or a town you want to reach.

We build your keywords as broad match, because buyers describe the same need in many ways. Google has said 15% of the searches it sees each day are worded in a way it had never seen before. On our accounts, 49% of the searches that got a click in the 30 days to Oct 11, 2026 hadn't shown an ad even once in the 30 days before.

So we let broad match find the new wording, and we block the junk with negative keywords every week. Home inspection has its own junk, like inspector jobs and pay, licensing classes, car and state inspections, and checklists for people who plan to look the house over themselves. We don't block a search after one click, because 84% of the searches on our accounts that got a click and no lead over 30 days got exactly one click.

We track each call and form back to the ad and the search behind it, so your portal lists every lead with the time it came in and what it cost. On lead plans we go a step further. We tell Google which leads turned into booked inspections, so it learns which searches bring paying jobs and not just calls.

Questions

How much does home inspector advertising cost?

Ours starts at $497 every 4 weeks for Open Spots Search, plus a $997 setup paid once, or $0 on the 13-cycle plan. Open Spots Local, for Local Services Ads, is $997 every 4 weeks plus a $1,997 build. Your ad spend is separate, and you set the weekly cap.

Should a home inspector run Local Services Ads or Google Search ads?

Start with Local Services if Google offers home inspectors where you work, because you pay for each lead instead of each click. In one home inspection account we run, Local Services leads cost $19.28 each over 90 days in spring 2026, against $134.59 for a Search lead, on 11 Search leads. Then add Search for the add-ons and towns you want more of, because Search lets you write an ad and a page for each one. Our [Local Services vs Google Ads study](/blog/lsa-vs-google-ads/) has the full numbers.

How do home inspectors get more inspections from Google?

Show up where buyers search, and win the call when it comes. Local Services ads and Search ads both sit near the top of Google's results, and your reviews feed your Local Services rank. Then give the price and the soonest date on the first call, and text the agreement before you hang up, because a buyer on a deadline keeps dialing until someone books them.

Can I run ads if most of my work comes from agents?

Yes. Ads reach the buyers who look for an inspector on their own, instead of taking a name from their agent. When one of them books, text the buyer's agent the date and time with your name and number, so the agent gets to know your work too.

Who owns the Google Ads account?

The Google account is in your business name. We build and manage it. If we ever part ways, you keep the account and the call data.

Do you work with home inspectors outside Arkansas?

Yes. We work with businesses across the US by phone and video. Google offers Local Services trade by trade and place by place, so we check your area before you spend any time on it.
